Escrow and Closing Costs

What is escrow? Escrow isn’t a term that most of us use in our daily vocabulary, but you will hear this term many times in a real estate transaction. Essentially, escrow is what happens when money is deposited by one party, and held by a neutral third party, such as a title company. When all the conditions of the contract have been met, the escrow company will release the money to the appropriate party as specified in the contract.

Closing costs are costs that the buyer will have asociate with the purchase of their home. Closing costs may include closing fees, prepaid interest, inspection fees, insurance, and other costs. During your buyer consultation, your agent will discuss closing costs and you will receive an estimate of closing costs when you make an offer on a property.

Home Warranty

A home waarranty covers all the major mechancal systems of the house for a pre-determined period of time, usually one year. Should you have a failure of say the furnace, you simply call the warranty company and they will dispatch a repair technician. The technician will repair or replace the item and you simply pay a deductable. Many homes are sold with a home warranty, but some are not. Should you buy or ask the seller to pay for a home warranty? The Abram Team can discuss this with you in your buyer consulttation, contact us to day to schedule a consultation and learn more anout the home buying process.
